Yowza! I suspect this might be a bad material issue, but let's do some investigating.

Have you tried turning off all the accessories - just leaving the architecture?

Try doing a material override and make all the objects white. What happens then?

Turn off all lighting but leave GI on. What's the result?

It's funny- everything looks ok when i put one white material on objects. But when i put colored material its happenenig again... I made that project in older version of Max and then it was ok. Now I'm doing this render in newer version 2016 - I quess there's an issue somewhere...

Hmm. It could very well be a bug, but I have a feeling it's not.

What about just the architecture and nothing else? Did that look okay?

The other thing to try is making all the accessories white, then see if the problem is there. Then try just the architecture as white. You'll narrow things down quickly at that point!

Now that you know that when everything is white the problem goes away, you probably have a material problem. Maybe some odd AutoCAD or Revit material?
