meshsmooth problem, when cutting out holes

Hi everyone!

 

I'm new to CG I started using Max only 3 weeks ago, ive been trying to learn it through the tutorial inside it.

 

My problems are: When ever I creat an object, lets say a flat box, then I cut out a circular opneing (using boolean, or extrudeing splines), then when I convert it into an Editable Poly, first I get an unwanted edge on the plane wich has the opnening on it, second when meshsmooth is applied (Iter. 1 or more) the hole disappears and I get this really wierd looking "box".

 

I hope this all makes sense. See the attachments.

 

Thank you for any help you can give me. Maybe I need a different modeling approach... (I've been using Sketch Up :) )
