Window Reflections for my Render & Curtains

Hi,

 

Ok I have rendered out my external shot of a house and have all the windows black. Now in photoshop I pick an image to use as my reflection and apply some opacity. I then have a seperate layer with the image of my curtain on which should be placed below the reflection as this is how it works in real life. BUT when i do this if I don't take the reflection layers opacity down to say 10 then the curtains don't appear/look funny. But if I put the opacity to 10 then i loose the nice reflection i was getting. Please could someone help me, do i have to do something in 3DS Max to get this to work?
